Our offer is a simple one – Identify property investment opportunities where we can create additional value /equity and turn that equity into a cash cow, that will provide a handsome return for the investor with minimum risk. The long-term goal is to form joint venture partnerships with investors who will take an equity share in the business and benefit from the uplifted value and help create new assets that will generate long term passive income streams.
Our mission is to identify properties that we can add significant value to by refurbishment, re-purposing, renovation, title splitting, assisted sales, lease option, refinancing and smart property contracts.

This is the most important part of the property investment/development process, and it is not a simple task, to make sure the chosen property ticks all the right boxes. We look closely at the location, demand for a particular property type, transport links, communications, schools, area regeneration plans, rental potential, grants, recent sale comparable and much more. We then do the preliminary research, due diligence, study the land registry records, local authority planning records.
We then analyse the numbers and all the costs. If the numbers don’t stack up, then we walk away. It’s always the numbers that make the decision and determine if the project is viable or not viable. We work with the most experienced and knowledgeable property professionals and if there is something we don’t know, then we know an expert that does.
Once a suitable property has been identified, we pull the trigger and get the property team on board. The architects, town planners , surveyors and builders are mobilised and the process starts. We agree the scheme with the architect/designer who will produce the drawings and submit the applications, notices and building regulation drawings to the relevant local authorities.
Quantity surveyors will then get to work producing a detailed list of materials and labour charges. Budgets are framed before our building team get to work transforming the property. Every project is different and all require differing amounts of work.
Our team will work quickly and effectively under a project manager We take pride in our projects and provide our investors with regular updates on progress. Once the project is completed and signed off we will implement the best exit strategy, depending on prevailing market conditions.
